Commercial Property Agents Rushton Hickman Ltd and their joint agent Gareth Holland & Co. have successfully sold a unique residential development opportunity at Austrey Lane, No Mans Heath, just north of Tamworth.

The property consisted of a brick built historic 19th century barn in a good-sized plot, all set in a semi-rural location.

Planning consent for change of use of the barn was granted in June 2022 for a three-bedroom dwelling. Following this the scheme was brought to market by way of informal tender.

Rushton Hickman Director Mark Richardson who specialises in land and development commented “This is the type of scheme that always gets the market excited. I have found rural properties and development opportunities are always well sought after due to their individual characteristics and presenting the opportunity to develop unique dwellings. It’s a sector of the market that continues to perform well and this sale is only the latest in a number of similar successes we have had for our clients across the region.”

Following a short marketing period for the sale of the property by method of informal tender with a guide price of £200,000, a local developer purchased the site with a winning bid of £240,000.

Mark also commented “The key to success with these schemes is the ability to market them both to targeted and known developers as well as more widely across social media platforms. This enables us to reach the widest possible market audience and helps deliver the best price for our clients.”
